Article of Agreement between James Francis Beals and A. A. Brinkes[?] signed on 9 Jul 1910.

The following transcription was made by Richard Brady Williams and Elizabeth Wilson Williams on 27 Aug 2006:

1. Article of Agreement made and entered into the Ninth
2. day of July AD 1910 Between A A Brinkes[?] of Salem
3. Township Clarion Co Pa of the first part and J F Beals of Richland
4. Township Venango Co Pa of the second part witnesseth
5. That the A A Brinkes[?] for the consideration hereinafter mentioned
6. doth for himself his heirs Executors and administrators covenant
7. promise grant and agree to and with the said J F Beals his heirs
8. and assigns by these presents that he the said A A Brinkes[?] shall
9. and will on or before the 25 day of July this [illegible] at the proper
10. [illegible] and charges of the said A A Brinkes[?] his heirs and assigns by good
11. and lawful Deed or deeds well and sufficiently grant convey and
12. assure unto the said J F Beals his heirs and assigns in fee simple clear
13. of all encumberance all that messuage or piece of land situated in Salem
14. Township Clarion Co Pa described as follows on the north by lands of
15. Samuel Gardner on the East by Public Road on the south by
16. Church lot and Public Road on the west by John Hanes[?] containing
17. Eight and one half acres more or less. In consideration whereof
18. the said J F Beals for himself his heirs executors and administrators
19. doth cosent promise and agree to and with the said A A Brinkes[?]
20. his heirs and assigns by these presents that he the said J F Beals
21. his heirs Executors and adminisrtators or some of these shall and will
22. will and truly pay or cause to be paid unto the paid A A Brinkes[?]
23. his executors administrators or assigns the sum of One Thousand
24. Nine hundred dollars in manner following to wit:
25. Fifty dollars on the execution of this agreement and Eight hundred
26. and fifty ($850.00) dollars on delivery of Deed as above stated
27. and the balance One thousand dollars on or before the 15th day
28. of October AD 1910. the paid A A Brinkes[?] to have possession
29. and reside on said lot until Oct-15, 1910
30. It is hereby further agreed that the fire insurance now carried
31. on the Buildings by the said A A Brinkes[?] be paid to the said
32. J F Beals in case any loss would occur on or to the Building
